What is Shace?

Shace is an office matchmaking service. Companies looking for an office describe what they need, and we search Sweden's office market to match them with the right spaces. As a landlord you receive qualified requests for your spaces instead of chasing tenants yourself. Chat, viewings and digital contract signing all happen in one place.

How does the matching work?

The tenant tells us what they need: size, area, budget and move-in date. Our AI matches the request against available offices across the market, including offices listed on Shace and offices marketed through other channels. Every shortlist is curated by Shace before it reaches the tenant. As a landlord you are notified directly when a tenant is interested in one of your spaces.

What types of spaces are available?

Shace covers whole offices, coworking spaces and parts of offices (for example a room or desk area within a larger office). As a tenant you describe what you need in your office request, and as a landlord you can list all of these types of spaces.

Is Shace available in English?

Yes, Shace is available in both Swedish and English. You can switch language in the footer or in your browser settings.

Finding an office

How do I find an office through Shace?

Fill in the office request form on our website. It takes a couple of minutes: size, area, budget and move-in date. We then search the market and send you a presentation of the offices that best match your needs.

What happens when I mark an office as interesting?

We contact the landlord for you. Landlords already on Shace are notified directly and can start chatting with you right away. Other landlords are contacted by Shace and invited to join. Once the landlord accepts, a chat opens where you can ask questions and move forward.

Can I visit an office before signing anything?

Yes, viewings are a natural part of the process and are booked directly through Shace. The landlord proposes times and you pick the one that suits you.

Can I contact a landlord directly on a listing?

Yes. Landlords also publish their own listings on Shace, and from a listing you can send a booking request. The landlord has up to 48 business hours to respond, but most respond within a few hours. After that the flow is the same: chat, viewing and contract signing on Shace.

What if none of the matches fit?

You're never committed to anything. You choose which matches you want to proceed with, and if your needs change you can submit a new office request. You can also reach us at [email protected] and we'll help you refine the search.

Payment

Do I pay through Shace?

No. You never pay through Shace. Once the lease is signed, the landlord invoices you directly according to the payment terms in the agreement.

What does Shace cost for tenants?

Renting an office through Shace is free. There is no service fee on the rent; you pay the rent you agree with the landlord. Additional services are charged separately.

Are prices including VAT?

Prices on Shace are stated excluding VAT. Whether VAT is charged on the rent is up to the landlord, and is set out in the lease. Prices shown before signing are indicative; the final rent and other terms are settled in the lease agreement between tenant and landlord.

Contracts

How is the lease signed?

The landlord uploads the lease agreement to Shace, and Shace automatically reads in the key terms so you get a clear summary before signing. Both parties then review the agreement and sign electronically, each with their own signing link.

What happens after the contract is signed?

Once both parties have signed, the agreement is fully executed and the landlord invoices the rent directly according to the contract terms. You can view and download the signed contract from your dashboard at any time.

What applies if the contract differs from what was presented?

The signed lease agreement is always what applies. Prices and terms presented on Shace, including AI-generated summaries, are indicative and don't replace your own review of the agreement before signing.

What if I need to terminate the lease?

Notice periods and termination terms are governed by the lease agreement between tenant and landlord; Shace is not a party to the lease. If you need help understanding your agreement, you can contact us at [email protected].

For landlords

How do I get tenant requests?

Companies tell us what they need and we match their requests against available offices, including yours. Create an account on Shace and you'll be notified directly when a tenant is interested in one of your spaces, so you can start chatting right away.

How do I list my space?

Create an account, click "Add space" and fill in information about the space: area, price, availability, photos and so on. Your listing starts as a draft and can be published when everything is complete. We match listings published on Shace first, so listing with us improves your chances of getting matched.

What does Shace cost for landlords?

Listing your spaces and receiving requests is free. When a lease is signed with a tenant introduced through Shace, we invoice a one-time mediation fee of 7% of the first year's rent, excluding VAT. There are no subscriptions or hidden fees.

Does my tenant pay anything to Shace?

No. Renting a space through Shace is always free for the tenant. Any additional costs may apply when choosing add-on services.

Can I choose who I rent to?

Yes, you review every request and can accept or decline it. You see information about the company before you decide, and nothing is binding until you sign the lease.

How and when do I get paid?

You invoice the tenant directly according to the payment terms in your lease agreement. Rent payments never pass through Shace.

Do I have to use a specific lease agreement?

No, you upload your own lease. Shace automatically reads in the key terms, and both parties sign electronically on the platform.

Can multiple people in my organization use Shace?

Yes, you can invite team members to your organization and control what each member can do with permissions, such as managing listings, handling incoming requests or signing contracts. The organization owner always has full access.

How do I contact customer service?

What do I do if there are problems with the space?

Contact the landlord first via the chat on the platform. If the problem is not resolved, you can contact our customer service at [email protected] and we will help you.

How do I report inappropriate behaviour?

Contact our customer service at [email protected] and describe the situation. We take all reports seriously and will investigate the matter.

How do I update my profile or company information?

Go to Settings in your dashboard. There you can update your profile and your organization's information.

What happens if something breaks in the space?

Contact the landlord directly via the chat. The lease agreement between tenant and landlord governs responsibility for damages and maintenance. In case of disagreement, customer service can help mediate.
